Not water proof.
After owning these pants for a year, I have to update my review.
I have certainly not been wearing them for the entire year. I use them for cold weather commutes only, so they've seen a bit of use, but not nearly as much as most of my motorcycle gear does.
I was impressed with them at first, but this fall I got caught in some heavier rain and was really disappointed to find that the crotch leaks like a sieve. I'd get home and be totally dry, except for my crotch, which looked like I wet myself. Thankfully it was on the way home from work.
I do not recommend buying these pants.

Excellent waterproof riding pants
Armoured, warm, waterproof. Fit large on me so had to reorder a smaller size. Use for commuter overpants.

Great pants for commuting
I bought these pants for commuting and so far I’m really liking them. They seem to be plenty waterproof for the 30 minute commute in light rain, they’re easy to get on and off, and they allow access to my front jeans pockets.
I don’t like the elastics in the cuffs

Questions
In order to wear these over kevlar motorcycle pants with armour, should I buy a size larger than normal?
They're designed in general for use over other pants, but if the armor is thick we would recommend sizing up, otherwise stick with the normal size.
